Welcome Tax , also known as Taxe de Bienvenue or Land Transfer Tax, is a tax paid by the buyer to the Quebec municipality in which he/she purchased Real Estate. Typically you must pay this Welcome Tax within 30 to 60 after notarizing.
Welcome Tax is calculated using the higher of the purchase price or the municipal evaluation.
How is Welcome Tax calculated?
Up to $50,000 - 0.5%
$50,000 to $250,000 - 1%
$250,000 to $500,000 - 1.5%
$500,000 to $1,000,000 - 2.0%
Amount over 1,000,000 - 2.50%
Example #1:
Purchase price is $560,000
Multiply $50,000 by 0.5% = $250
Multiply $200,000 by 1.0% = $2,000
Multiply $250,000 by 1.5% = $3,750
Multiply $60,000 by 2.0% = $1,200
Welcome Tax on $560,000 will be $7,200.
Example #2:
Purchase price is $1,100,000
Multiply $50,000 by 0.5% = $250
Multiply $200,000 by 1.0% = $2,000
Multiply $250,000 by 1.5% = $3,750
Multiply $500,000 by 2.0% = $10,000
Multiply $100,000 by 2.5% = $2,500
Welcome Tax on $1,100,000 will be $18,500
